Last Saturday, I was discussing with an Engineer, a mechanical engineer, who heads the sales group in Northern and central Luzon (they are engaged in sales of systems concerning refrigeration). He said that it is no longer a question of doing things right but thinking outside the box. Of being creative and disruptive. Of going beyond the process.
They had a problem with the customer who disliked what they were doing. And this stemmed from lack of understanding what the customer wanted (QFD tool would have solved this; prevented)
A company can not grow using the methods and strategy of what they were doing successfully before; Customer wants and needs change. Business dynamics change.
Some examples
1. A food company would like to grow using only the manufactured here only mindset. But a leading food company grows by outsourcing, ie pooling together food producers, marketing their products with theirs using their brand;
You have to innovate the competitors perception but instead make them your partners
2. A condo maker, confronted with growing inventories of unsold units, rents out unsold units with option to buy, to those who cant afford the hefty d/p, monthly but who can pay market rates for lodging purposes;
This is all about new ideas and innovation. Entrepreneurship is all about new ideas and innovation. There could be no entrepreneurship unless the entrepreneur thinks out of the box, is creative, and constantly thinks of making his product, his market, his processes, his business model new. It is all about being better than before and the competition. It is all about preparing for the future. Maintaining status quo means death the end of the enterprise.

many of the images and work were from me... Wow
I could be taken in by KFR gang if some body would invite me for a land tripping or a business plan presentation
Yesterday, I got urgent phone calls from a branch that said somebody is going to buy cash 4 block of plots amounting to no less than P50 million pesos. Allegedly, a retired colonel would meet me at a southern Luzon province/city because he will buy in cash the said number of plots for a group of Jews who would want to have their own cemetery. They want to bury their dead in 24 hours without embalming (just like the Muslims who want to be buried before sundown)
While I asked a number of questions, they were not enough to screen the proposal. I met with the colonel and he looked very pleasant. We showed him the site.
It turned out that he will not be buying but will broker the deal with the Jews who will be arriving on the 10th of November. They will see the site on November 16
There are about 18,000 Jews residing in the Philippines. Many were saved in theVisayas, about 1,300 of them in l940s were accepted as refugees. Now during typhoon Yolanda, many sent in relief as sign of gratitude to a place that saved them way back. The Jews are grateful because they believe that saving a thousand lives is just like saving the whole nation
The rescue was planned by Pres Manuel Quezon, High Commissioner Paul MacNutt, Dwight Eishenhower, and tobacco maker Friedler over a poker game. Quezon planned to save 10,000 more but the war overtook the Philippines
There was a movie made, Rescue in the Philippines, maybe just like the Oscar Awardee Schindlers List

Strides in innovation in local governance
Three local executives were featured in an interview at ANC about the achievements in their innovation in local governance. Those that I remembered were mayors of San Felipe Zambales, and Angono Rizal
Indeed much progress have been achieved in towns and cities where there are no dynasties and the local execs are educated, ambitious and intelligent.
The contest being conducted by DILG like ranking the towns in competitiveness, GOLD awards, Gawad Galing awards have done wonders in improving the local governance. Among them was Taytay Rizal for promoting garments industry

From Business Korea - Promoting Hydrogen Cars
Arirang TV channel announced yesterday the forays of Korea into clean renewable energy pushing for 50,000 hydrogen fueled cars in 2010 and hundred more hydrogen fuel recharging station. The byproduct of hydrogen cars is pure water. Hyundai and Kia are at the forefront of such technology. Hyundai plans to produce 3,600 such cars dubbed as fuel cell electrical vehicles (FCEV) which surpasses Toyotas plan of 3,000 such vehicles. Its main model now is the Tucson FE. The market for such car would be in Europe and America.
The hindrance to growth of FCEV is the high cost of hydrogen charging station. It costs nearly 3 million bars to build one. A single charge can power the cars up to 500 km and can take as quick as 3 minutes which overcomes the limitation of a battery powered car.
Most battery powered cars have range of 100 miles on a charge; but Tesla Model 3 has 200 miles thanks to Panasonic Lithium Ion battery
However this August, Hy6ndai was reported to switching back to battery powered EVs because of such limitation. Even in US there are only 38 reported hydrogen charging stations with most of them concentrated in California. For battery powered cars, the US a major market is crisscrossed by the electric grid for recharging. Most EV cars, however have limited range
And are still unaffordable for most. But its a way to face the growing scarcity of fossil fuels, and to combat climate change

The announcer mentioned the use of Artificial Intelligence in the said drones to spray fertilize and map the farms, more efficiently (faster and cheaper than what humans are capable of. They are also safe and lessens exposure of humans to pesticide. Price ranges from $3,000 to $15,000
The Agras as the drones are known are made by DJI and features 8 blades and can carry about 2 gallons of pesticide and can cover 7 to 10 acres in one hour. It is 40x more efficient than human spraying and faster

It is more or less like a hovercraft, VTOL vehicle and inspired by drones. (Its is powered by vertical blades just like a drone and with controls just like the drones. The flying motorbike is added to a long list of of gadgets of Dubai police: Lamborghini patrol cars, self driving robots and android cops. It is something from out of a scifi movie

Last night, I watched animal planet featured two really outstanding, outlandish aquarium designs:
1. One was for a laundry mat (it featured two multilevel washer dryer: the top was the aquarium, the bottom showed a tank with bubbles and that changes light; At the top aquarium there were garments: bra shirt that were being washed
2. The second was for an optical shop. The tank had a large eyeglass in front that seemed to focus the contents of the aquarium. At the side were shelf to display the eyeglass frames. Inside the aquarium there were glass frames as well as the optometrist test for patients. (It actually contained the name of the owner)
The guys were no ordinary aquarium builders but were innovative and creative. They put love into their projects. Unlike many of us who just allow ordinary the basta take over our lives

I just had a trip to a Region I municipality. It is a first class municipality with 130,000 population making it eligible for a real estate project. The deal was if I say the site is suitable for the real estate project, the financier will buy the land, we enter in a joint venture. All I had to do was say it is great for the project: it will sell, and deliver cash flow and ROI to the lot buyer. However, since location is the prime consideration for that type of project, (the two sites are 7 km from the town proper) I said no. However, they pointed to me an alternative Plan C site which is flat, (does not need much development cost) and much nearer (only 3 km to the town proper)
Later during the day I met a politician contractor. I thanked him for us working together for the last 10 years. He supplied us with heavy equipment and transit mixed concrete (We currently have a million peso supply agreement) And I gave him two suggestions: to be co developer (ie that he will do the construction) and have a share of cash flow as developer say 10 to 20% of the amount for sharing. (say 50 -50% jv, they will get 10 to 20% of our 50% in effect from 80 - 20% to 70 - 30%)
We typically talk of the usual equity by the developer and bank loans. It need not be the case. Some people with money look for better returns by being the land owner, and co developer. The co developer, typically a contractor, may forego payment but be reassured of a recurring cash flow or income
I even encouraged him to go into a real estate project in his town for the same project since he can not be a local LGU exec forever. He needs recurring income (say monthly cash flow) as what his friend of similar position did in our project. His family (he is now deceased, a victim of political violence) gets nearly a million pesos cash flow a month That is a lot for a legitimate project where their only investment is the land
It may mean less income for the sponsor (us for instance) but we can shorten the gestation period of the project, lessen the work, equity on our part, (even less manpower for construction) we can sell faster early on and concentrate on our core competency: the selling and marketing part. And beautifying the project (the product) presentation (COBS)

A lot of Filipinos expats in the US are making good in the "homes" (for the aged) business. Some doctors I know sold their house and migrated to the US to be in the homes business. A relative of my wife petitioned their MDs and DMD daughters to run their homes in the US (he has at least two). We only thought that in Japan where there is an aging population is the nearest place where homes would prosper.
Filipinos are supposed to be family parents oriented. But it looks to be fast disappearing because of Western influence and the busy lifestyle that is fast being the adopted by modern Filipinos
Some friends went to a home for the aged in nearby town to cheer up the residents and donate equipment (a washing machine) It is privately run and established by a CI who was not able to take care of her parents in their hour of need (where they need care)
It is a business where the residents pay a certain amount but a good number of them, who used to be well off and professionals are not paying and neglected by their families. (Those who all ready bequeathed their wealth to their children) and/or whose children are abroad, are professionals and who have no time for their parents anymore.
That will be direction of the care of the aged in the Phil. and may be new opportunities for care givers. NO need to go abroad. And may be the SSS benefits would be enough for home care. Home for the aged. Also the NGO would have to pay attention to this. I need to put up one for this purpose

To really produce new products and encourage entrep students practice tinkering and experimenting with new ideas, the easiest route/medium is food. That is why I had sort of iron chef competition in the class where they have their own menu and make their pitches (they have to do a sales talk to entice buyers/customers)
Food is also the greatest family expenditure consuming more than 50% of the GDP. This runs into trillion.
It is no wonder that the food industry has its biggest share of winners (and losers.) Innovation here is short lived, sometimes with the same life span of a vegetable in the refrigerator. Food taste rapidly and some restaurants, change their menu and format every quarter. Otherwise, you will not survive.
Customer needs change rapidly
Some notable foodstuff innovation that I saw:
1. Brewed coffee in a tea bag. An entrepreneur experienced that brewing coffee takes time . So why not do it the teabag way. All you have to do is boil water and put the tea bag in.

To really produce new products and encourage entrep students practice tinkering and experimenting with new ideas, the easiest route/medium is food. That is why I had sort of iron chef competition in the class where they have their own menu and make their pitches (they have to do a sales talk to entice buyers/customers)
Food is also the greatest family expenditure consuming more than 50% of the GDP. This runs into trillion.
It is no wonder that the food industry has its biggest share of winners (and losers.) Innovation here is short lived, sometimes with the same life span of a vegetable in the refrigerator. Food taste rapidly and some restaurants, change their menu and format every quarter. Otherwise, you will not survive.

1. Brewed coffee in a tea bag. An entrepreneur experienced that brewing coffee takes time . So why not do it the teabag way. All you have to do is boil water and put the tea bag in.

An entrepreneur according to Simmons is someone who creates something from practically nothing. HB defines an entrepreneur who has none or little resources at his/her disposal.
Having that in mind I realize that many of our projects/businesses were precisely that: katas ng hard work and imagination. Or bled out of stone.
Financing
I was discussing with a company president, on a still pro bono basis about how he can finance his project when they are practically broke. He was glad, the land will be used by them by a wealthy land owner, for practically no cash out. Now how does he develop the project?
Well, he made kuwento that from his former employer. using their extensive network, they made fire sale in cash or cash within the year, to friends (and even screened who gets the offer ) friends at 50% of the listed price. Then they sell the said investment to regular buyers Well I told him he should do that since the banks will not lend to his proposed project.
Then the next phase will be to offer the project, after having brochures and scale models, and having made small developments on the project, at say 10 to 15 % higher than the initial offering at cash or near cash basis (paid within the year) at launch date
Then the third phase would be to offer the project to the public at zero interest x number of years to pay with generous com to the sellers
Investment
We cant rely on the capital or money market for good returns. The highest last week was 5.5 bond 7 years by SMIC. Returns still range from 1/4 of 1% on savings, up to 3% on savings deposit and that is it.
Good investment can be made on your own products (especially if you are in real estate)
1. Buy back of properties, by having right of first refusal in the contract. You can buy back at a discount if the buyers/seller is in need of money; Then resell to third parties at regular or higher price
2. Instant loans for those who need liquidity
3. Buy your own inventory at the fire sale, or encourage subsidiaries to do so.
4. For the maintenance fund, the simple strategies can work:
1. Use the funds to buy out your partner; make it big so that you can use this as MA later on
2. Discount the AR from the customers (offer discounts to customer if they cash out before the end of the term.
3. Buy your next investment using installment as buyers buy your product. That is the only way you can even out your cash flows and come out ahead.

I was in business trip with a group, currently engaged in housing development who want to venture into memorialization business. The property which they could develop for nothing is in Calabarzon region. The external environment: commerce,the demographics are excellent. The catchment area is from primary town A with 70t population, with 3 major banks, 3 modern hospitals and 3 memorial parks. However, the memorial parks and the municipal cemetery are all full. They are in the poblacion
The proposed project site is some 4.2 km from the poblacion of primary town, and same distance to the secondary town. And I said this is a long shot, 3rd choice. Can you get another site along the highway.
The President of the company, who used to be a project officer of a company specializing in resorts does not think that with present situation: no inventories at existing memorial parks, and installation building of structures and programs to mitigate the distance (billboards, shuttle, malanding development) the project will take off.
I said that must be validated from the prospects, from future customer through a market research survey. How large the sample: about 1,000 the SWS ideal size, and selected at random: 40 to 50 yo, female
In this case, he says, location or poor location can be over come. (As when you build a resort in Busuanga or Coron)

I had a meeting yesterday with the Chairman of a leading real estate company and I am helping them buy out our partner, (and us) but we were stalled by the sudden refusal of our partners to deal with the sub altern of the buyers.
Our solutions focussed on the problem at hand. What is wrong with the offer? How do we make the other party accept the offer. Or what to remove from the offer (to keep the other party clueless as to the real purpose of the purchase, and be silent on the inventory)
So I said we could have plan B. What was that. We buy out our partners and (they provide us the ammo to buy out our partner

or
2. We sell out 100% to the company courting us

I had conversation with a former student, a professor, an MD and now teaching strat to medical students. And he was saddened by the departure of former very good professor (now working with competitors) not being at BGC (UP is at BGC) and dive in number of enrollment to only 1/6 of the former average.
What could be the reasons? Why is it happening to a school that teaches strategy, that teaches turn around to other businesses.?
I do not like to think about that anymore since I no longer teach and my teaching career (I do not want to talk about tenure because not exists for part time lecturer) But I am sure the managers of the school are accountable and must be able to find out the reason and advance solutions/action to solve this sad state of the school. It used to be flying high under former managers and lecturers whom I am part of.
I am sure I not just one of lecturers who was eased out, or pissed off with the new leadership of the school., who value academic degrees and youth over experience and wisdom...

I really missed a lot of opportunities in a decade plus I was in the academe. You really teach not for the money but because you want to leave a legacy.
For this year I am facing the following opportunities:
In the current business:
1. Realizing the full potential of a pre need company. I will file for a new product with the regulatory agency that is liquid, earns increments and is affordable. It can be a multi billion peso company
2. Expanding a current business with 30,000 units that can result in a billion and half increase in revenues. Marketing the same can take place in about 5 years by doing the following;
1. cash fire sale in the beginning
2. 0 interest, 5 years to pay, no d/p
3. generous com for sellers up to 17% on NLP
4. generous prizes like an SUV for top sellers like for 1,500 sale
3. Realizing the full potential of services; (promoting the existing one and planning for more chapel services outlet
4. Aligning with the church or the municipality for the low income product. Some cities lack all ready the capacity to serve burgeoning demand of the D and E market for memorialization
5. The new future - cremation and ash crypts.
6. Joining forces with the biggest owner of cremation machines
7. Rewards system:
1. Cards for customer points for those making office, or cash payments and account number
for CRM
2. Prestige cards and prestige lounge and preferred services
New opportunities
1. New park in Batangas
2. New park in Southern Philippines (in a capital city and near the port for RORO route to Indonesia.
Strategies:
1. JV
2 Fire sale to friends and relatives to raise funds
3. No dp zero interest
4. Clustering to save on cost (two or more projects)

6. Generous massive landscaping

Today, my business partner in Laguna, his son, and my daughter who is part of the management team went to Holy Land at SBMA (near the entrance of Subic Freeport along Tipo Highway in Front of Seal oil station) this morning.
There I met my former professor in marketing at AGSB some 30 years ago (at H de la Costa) who just resigned from his post as SBMA administrator. He used to be exec at RamCar group (the Petines family business) He turned around SBMA from a net loss, to a profitable one, restructuring its debt together with Joven Reyes, the CFO and COO (former AGSB classmate; he was our class valedictorian)
His wife Maribi's passion is running and getting finances for the Holy Land, a religious shrine that features way of the cross, Jesus Christ life, and many more. She is Jesuit bred and understands a lot about Jesuit reflection We were drawing inspiration for inspiration for a religious shrine at our Holy Gardens Memorial Park
You should visit it this Holy Week. You will enjoy its attractiona and the entrance fee is low. A great way to observe Lent

We acquired a life plan company, which we bought for a premium of x amount. There are only 14 remaining pre need companies in the Philippines. The rest have been closed or under receivership. Most of them failed because they were engaged in educational plan. Cory A uncapping of the tuition fees signaled the demise of educ plans.
The leaders now are SPLP and Philplans. SPLP did it with massive sales force and with matching chapels to spread their presence and reduce their costs and their risks. SPLP is more conservative by buying assets and chapels of say Heritage (Rose Hill) to dominate the A market at MM and Makati.
1. Now there are two types of plans:
1. The trad which is pegged to the service and product to be bought, thus they are named after saints and flowers. The trad were the cause of many failures of plans SPLP has many such plans (traditional ) so they have many posts at their web sites with pictures of caskets. The brochures do not look nice because of monicker of being a life plan, this is really a death plan
2. The non trad which is a fixed peso value and the company only pays the amount promised. That works more like a financial instrument which can be even made to increase (no interest or dividends here please) So Philplans has increment of 4% yearly (not compounded beginning on the sixth year (they call this cash benefits) and after 40 years, in addition to the memorial benefit, they can give a new plan (that is 35 years x 5%) + 175% increments ( a pamana to a beneficiary)
That is like a life insurance with VL (variable life) linked to an equity or mutual fund
That is like a time deposit that yields higher than bank TD

For a leading FMCG food company which has over $2 billion in sales (double about a decade ago), their focus is not on supermarkets and modern convenience store (others like upscale food companies) focus on the said outlets. This company is even doubling coverage of sari sari store, whom they think is the battle ground the frontier for FMCG.
For the end zone, last mile, the product manager would like to see a trike, or motortrike that carries all the sachet to the farthest flung barrios. Reminds us of such outlet I saw in Cavinti, Laguna. An ambulant vendor sells plastic wares and all stuff P20.00 only on such trike, He is equipped with a PA to call the attention of the residents. There are variations of having fresh fish, meat and vegies for the ulam requirements of household
They are the ultimate channel to the barrios and far flung areas of the Philippines, which this FMCG wants to exploit and dominate in the future
Who ever said these were low techs and crude, Even multinational professionals are paying attention.

I have a companion in biking who was assigned to sell a novel way of cooling maintaining temperature of food for transport and storage. It is freezerless and refrigerator less. The advocate says the method has been in use for more than 30 years in Japan and its goal is to save energy (the reefer does not have to run while the driver and crew rest or eat), there is no freon to destroy ozone, and there is no brine waste afterwards. For fish products, ice, crushed ice and salt are used.
He said this important for fruits and vegetables where freezers and refs are ineffective.
